You just got to know what you’re doing….you just need to know the basics. The difficult part of Search Engine Optimization is getting over the “instant” mindset that so many people have when it comes to websites. Because most things with computers/websites are instant but SEO isn’t. 

SEO is more like planting a garden than it is like sending an email or updating your facebook.

Today I got an email titled “CRASH COURSE IN ORGANIC SEO” from some other SEO company.  This email is pretty good actually. It basically had all the principles that any SEO person already knows.     Make sure you select the right keywords.  Make sure your title tags, make sure you have good analytics….

But, truth be told, #4, is the huckleberry….Off Page SEO.   Off Page is also known as “off site” SEO…this is all the activity you do away from your actual website that helps your website gain credibility with the Google Search Engine bots.

For example, I do a lot of mortgage SEO. My main mortgage website is www.mylendingplace.com.  Most of the mortgage leads I get come today from this electronic garden I planted almost 10 years ago.  So I’ve been doing mortgage SEO for a long time!  And I pretty much failed my way to success. 

However, MOST of my time is spent “off site” from www.mylendingplace.com.   For example, I just built www.westtexasmortage.com.  

I did this for 3 reasons. 

#1. The new site have great keywords like “texas mortgage” (my primary keywords). 

#2, It’s  geographic specific, so as I build sub-pages, I can focus on smaller markets for keywords like:  “Lubbock Mortgage”, “Amarillo Refinance Rates.” Eg. Westtexasmortgage.com/Lubbock.  And when I do, notice how the URL becomes keyword rich for “Lubbock Texas Mortgage”.  

Imagine linking to your website from that page…what are the chances you’ll start to rank well for “lubbock texas mortgage?”  Pretty good, right! Because the quality/place of the links TO your site dictate the keywords your website is found for.  Read that last sentence again.

So if you want to rank well for “EL PASO MORTGAGE” you probably need to link from a site that’s SEO’d for “EL PASO MORTGAGE.”    So, not only will www.westtexasmortgage.com bring leads in from West Texas but it helps solidify www.mylendingplace.com ‘s overall ranking for all things “Texas Mortgage Refinance.”

And finally, # 3, as I have already mentioned, having www.westtexasmortgage.com gives me yet another site to link back to my main site www.mylendingplace.com with anchor text and images links.

Simply put, there isn’t a “crash course in SEO”-there’s simply building quality websites, Content is King, that have good content and good links.   The more quality links your site has (from other websites) the better you’ll do in the SEO space.

Let’s start with this simple question:  What are your website’s top 3-4 keywords?  Do you even know? Sure you want to be on page one on Google…but for What keyword phrase?!?  This simple step is the center-piece of everything you do in the mortgage seo world.   It’s your target.  Remember, we can’t hit a target we can’t see.

Take a look at the below example…notice how almost all my hits have the words “Texas Mortgage Refinance” in them -why?  Well, it’s because I’ve spent countless hours studying what works and what doesn’t.  Almost all my valuable hits on www.mylendingplace.com have those 3 words in some capacity.  It might be “today’s texas mortgage rates” , “Austin texas mortgage“, “home equity loans texas“…the words “texas mortgage refinance” are pretty consistent.

And because those words are my most desired keywords almost every blog I blog about starts with “Texas Mortgage: …….”  Or Texas Refinance: …….”

THE KEY TO ANY ORGANIC SEO CAMPAIGN IS TO KNOW YOUR TOP 3-4 WORDS AND THEN BUILD YOUR SITE AROUND THOSE KEYWORDS AND BLOG BLOG BLOG AROUND THOSE KEYWORDS.  If fact, I’d go a step further and say you might want to scrap your current website if it doesn’t have the keywords in them.

How do you eat an elephant?   Well…one bite at a time, right?  When it comes to mortgage SEO it’s the same way.   You take a major topic (whatever your business is– and break it up into manageable, actionable pieces.)

For example, I do a ton of mortgage SEO.   (Remember, I’m a licensed Texas mortgage company.  I own and operate www.mylendingplace.com.)  Back in 2003-2004 I decided the best way to get new mortgage/refinance customers is to go online….so I did.  And you know what I found?  Texas is a HUGE market.  And the online mortgage market is even bigger.

So I had to define the elephant. First I had to have a goal:  For me it was to be page one of Google for most Texas Mortgage Searches.   Since www.mylendingplace.com was in Texas and I wanted to focus on refinancing in Texas I had the goal to be one page one for Austin, Texas Mortgage Refinance or perhaps just Austin Texas Refinance.

FREE MORTGAGE SEO TIP!!!  You break your mortgage SEO down by having geographic indicators!   There are some statistics that say up to 80% of online searches are local searches.  This means, people in Lubbock, Texas don’t search for just “mortgage rates Texas“…they often will search for “Lubbock refinance”.

Same with Houston, and Dallas, ditto for Austin, Texas.  If people want to refinance and they live in Austin, chances are they Google “Austin, Texas Refinance Rates

SEO TIP:  As you update your website (via your wordpress blog) you need to discuss all kinds of topics. This is the hardest part of SEO, updating your website.  And as you do so, your website’s “foot print” grows and with this Google begins sending you traffic for all kinds of searches.  

Does it happen overnight.  No.
Does it happen.  Yes.

The best thing you can do TODAY is install a wordpress blog on your website.   Make sure your title tags show up and make sure your categories are such that they capture your top keywords.  If you need help with your SEO, expect to pay $350-$500 per month.   If you’re a Texas Mortgage Company, and you want similiar traffic as us, there is simply no better SEO company to call than us!

One thing that makes Mortgage SEO so difficult is the number of potential keywords someone can Google to get the same product. 

For example, someone might Google “mortgage rates” while someone else might Google “Refinance rates.”  Other people will Google “mortgage plus zip code” or “Refinance.” Someone else might Google their exact loan situation.  Someone else will Google “Austin Texas Mortgage Company”….you get the idea. 

All Googlers are looking for a residential home loan, they just call it something else…and they are all correct.

Try this:   Go get a some Krispy Kream donuts and have 3 of your co-workers sit around a table and write down all the keywords your business can be legitimately found under.  Perhaps you’re a local bookkeeper and you want to get more customers.   What would you write down on your paper?   Take that list and call me….now we are getting somewhere!   That list is your target keyword list…that’s what you need to blog about!

Consider this:   How does on optimize their (mortgage) website?   Well, it’s really simple: You just…..

First, have a well optimized wordpress blog. 
Second, blog a lot.
Third, blog a lot.
Fourth, have a well optimized wordpress blog.
Finally, repeat this process until you start to cash checks.

Yeah!!

Did they do a lead?  No, but this hit indicates our organic efforts are working.  Again, Mortgage SEO is not an event it’s a process.   If fact, all organic SEO takes time!

Take a look at the hit, notice what they did.  What do I do with this information….I analyze it and begin to blog/update my website with information relative to what’s already working.

Another SEO TIP is this:  Track your results, notice what’s working and notice what’s not.  Build on what’s working.  Stop doing what’s not working.

Nope.  Will it happen if i remain diligent?

Okay, here the rules, here is how you do it:

 Have a solid URL-remember, that means having a URL address that has the keywords you’re going for.  Since I’m a mortgage guy I’ve launched http://www.texasmortgageassociates.com. 

Can you quess the keywords I’m mostly after:  “Texas Mortgage Rates”  Why?  Because that’s what people typically google when they are looking for a mortgage company.

SEO the website.  This is where we do things like title tags, word press blogs, categories…blah blah blah.  This takes around a day to do.  Or we can do it for you.  But you’re best bet is to use one of our Word press Templates-because our Templates come completely turn-key, ready to go. 

 All you have to is update it.  This will run you around $500-$750.

Update the Website a lot.  And I mean A LOT with quality content that people will actually want to read.  No black hat stuff.   You’re a professional so be professional. Google says it best “Content is king.”  The better your content the better your website will perform.

That’s it….SEO isn’t hard.  It just takes patience and time.  It’s not a one-time event, it’s a process.  It more like growing a garden than running a lawn mower.

Just open a Google browser and type what “normal people” are Googling for your industry.  Since www.Jakerbaker.com is a Texas search engine optimization company (doing a lot of Mortgage SEO) I just typed the following:

“Getting my website to the top of Google”

Notice Google “helped me out” and gave me a list of some of the popular search-queries.

So what do we do with this info?  Well, notice I’m updating my website specifically with the title (title tag) of “Getting my website to the top of google“.   After all, those are the keywords people are searching for when looking for an SEO company.  Google just gave me that info!  So use it!

So what do I do with this info?  Notice , I’m updating my website  (dedicating an entire website page) with those keywords.

Now, notice I put a link on that phrase “Getting my website to the top of Google”…and it’s linked back to www.jakerbaker.com.   Why?  Well this is called Anchor Text and it’s VERY important in SEO.   Anchor Text is a great way to create IN-BOUND links to your website.   The more anchor text links going to your website the better.

1) Notice the blog title is rich in the keywords I want to capture.  EG.  “Getting my website to the top of google

2) Notice the URL itself has the terms:  Getting my website to the top of google.   Title tags and URLs need to match.

3) Notice the Anchor Text

4) Notice the image is not named “cool image.jpg” but rather it also contains my target keywords.

Remember,  there are a lot of people who want to be on “page one” for their favorite keywords.   If SEO were as easy as pushing a few buttons wouldn’t everybody be on Page One?

Did you know there’s a little “unofficial” period of time Google where won’t rank your website for any reason?  It’s called the “Google Sandbox” and basically it runs around 3 months to a year when -no matter what you do-your website won’t rank. Sometimes it won’t even appear.   And because of this little unofficial phenomenon, newer websites are harder–take longer– to rank.

Now that we know about the Google Sandbox…what do we make of all those “guarantees” the other SEO guys make?  You know…the  “We Guarantee your website will rank on page one within 5 minutes of writing us a $5,000 check!!!”

Well, it’s BS. 

I’ve been involved in website marketing (SEO) since 2005 and lemme tell you….SEO WORKS but it takes time.   It took me nearly a year to get my mortgage website (www.mylendingplace.com) where it was producing mortgage leads consistently. 

Read that last sentence again…ONE YEAR. 

Do you have the patience to put 1 year into your website?  If not, you might want to go the PPC route.   PPC stands for Pay Per Click. It’s effective and it’s very expensive.   Even if you have deep pockets PPC is not for the newbie. 

Why:  Because without effective landing pages, all the traffic won’t matter.  For example, who cares if you dump 5K into your PPC and get 50,000 visitors if none of this traffic converts to leads.  Or worse, who cares if the 50K worth of traffic produces leads but not the kind of lead that’s profitable for you.

I mean, if you’re a luxury home builder does it really matter if you get 10,000 leads for people wanting manufactured homes?

Traffic + effective landing pages = Happy SEO customers!

With all that said, has all my effort with www.mylendingplace.com been worth it?  Yes.  Double yes!!!  But even after 3.5 years and I still have to tweak, update.

So what do you do to get around the Google Sandbox?   Well, for starters, start now.  

Launch a website.  

Better yet, hire us to launch one for you…and let’s get a site up THIS WEEK that works and is capable of producing leads.  

  The sooner you get a site up the sooner your Google Sandbox clock starts ticking.  The older your website, the more you update that bad-boy the sooner you get out of the Google Sandbox because eventually the Google-engines start to say “okay, this site seems authoratative, it’s been around a long time…let’s rank it.”
