Lately I’ve been launching some specialty sites to see how long it takes for these sites to produce leads, get out of the Google Sandbox, and ultimately get to the top of a Google.

Here are some suggestions:

Launch a website that’s very specific to what you sell. For example, as a Texas Mortgage Company I obviously do a ton of mortgage loans in the Texas market.  About 6 years ago I decided to be just that-a state-wide Texas mortgage company.  Whereas most mortgage companies are just one of many mortgage companies in their city-getting their business from realtor,  who in most cases, are part-time.

So I launched www.mylendingplace.com with the intent to be a Texas-wide mortgage lender.  And today, nearly 6 years later, we are going strong.  Today we get home loan leads from all over the state…we aren’t a lead farm…we are an actual licensed mortgage company that actually does the mortgage lending.

However, during these 6 years tons of other Texas mortgage companies have entered the SEO space and as a result I have to stay one step ahead.

So now I’m now launching specialty sites. For example, I launched www.texashelocrates.com as well as www.austintexasrefinance.   The Texas Heloc is a special type of loan and, of course, the second site is just a site to focus on those in Austin, Texas seeking to refinance.

Here are some more things I’m learning about Texas SEO:

• The more specific your URL, the quicker you get out of the Google Sand-box.
• Shorter dot coms work better than longer dot comes.
• Since most people search with a geographic indicator–consider launching a site specifically to hit your local market, with a specific local product.  For example, I’m based out of Austin, Texas and I do help people refinance.  So I launched Austin, Texas Refinance.   Or have us do it for you…give us a call at 512-577-2958.  Most of our mortgage SEO plans run around $200/month.

Sometimes seeing is believing….

So here you go. Today I got a page one hit (remember, I do a ton of mortgage seo), for “Dallas 15 year mortgage rates.”   I built my www.dallaslending.com site a long time ago and since then I have consistently updated it, tweak’d.

Remember, SEO is not an event….it’s a process. Good SEO is more like watering a garden than starting a motorcycle.  SEO takes time….leads take time to “grow.”  It takes months, sometimes years to get on page one for your industry. But for those who don’t want a garden of their own, those who want massive results tomorrow and have a massive budget to do PPC…then PPC is the way to go.

I, however, am a lead-garden guy. I help people grown their own lead garden.  You know, teach a man to fish…

Well, today I finally got a hit -but not a lead–from one of my wordpress websites.  www.dallaslending.com

However the point is this:

Notice how www.dallaslending.com got hit but my other website www.mylendingplace.com didn’t.  Strange…I mean, www.mylendingplace.com is much higher up than www.dallaslending.com?  I thought the “goal” is to be on page one of a google search?  I thought, we wanted to be on page one, the #1 option.

Not true.  Well part is true…you want to be page 1, but sometimes you’ll get more traffic even if you’re number 6-7-8 on the Google PageRank.

Here’s why:

• People will click on a website that’s more geographically related to where they are buying than a generic website.  IE. www.dallaslending.com is more likely to generate hits/leads than www.mylendingplace.com for Dallas clients.
• People search local and they buy local–and they prefer local websites.

Because of this truth, if you really want to be a state-wide company in your industry, you’re going to have to launch 1-2-3-4 sites to generate leads for your desired area. I mean, I’m a Texas Mortgage lender and I want solid mortgage leads for Austin, Dallas, Houston…every majory area in Texas.

So guess what.  I have a lot of geographically related mortgage leads sites.

You should too.

If you have been monitoring our Organic SEO project-we have great news. Remember, we started with a fresh domain, a fresh WordPress site and we wanted to see how long it takes to go from Zero to Hero.

We are now getting hits (No mortgage leads yet) for our newest Texas Mortgage website!!!  YAY!!!!

Good news: We are getting exactly the keyword “hits” we want.  Because we do Texas mortgage loans (www.mylendingplace.com is the main company)  we chose the above domain because it is:

• A .com
• It has the exact keyword phrase we want, namely “Texas Mortgage.”

Bad News: It came from the 10th page of google. Don’t laugh…in the words of Toby Keith…it’s okay to be “itty bitty.”  We all start somewhere, even the 10th page of Google.  And no I didn’t “ding” the site just to make this example.

Lesson Learned: 

• It takes time to get traffic.   Forget the sales pitches, forget the gurus who “promise you’ll be on the first page of Google in 7 days!!!!”
• Your domain is critical to any organic SEO campaign.   Notice this website is http://www.texasmortgageassociates.com.  We are targeting the keyword phrase: “Texas Mortgage” or “Texas Refinance.”
• Sometimes just showing up takes months of work…that’s why our fee is low. Usually around $200 unless you use/lease one of our domains.  We can help you regardless what your business.  Except the food business….not sure we could help people with that :(
• Eventually, usually, within a year your lead flow starts to trickles….eventually.
• With enough work your website becomes a critical piece of your small business profit.

That’s what we strive for.

• We don’t just build websites. We build websites that move the profitability needle.  Because, after all, if your website doesn’t make you money-then why have it?

As in every endeavor  there are several things you should do to make your website get to the top of Google.  There are some fundamental principles with everything.

For example, want to get into shape?

We all know we need to

• Eat Right
• Exercise
• Lift weights

Doing Search Engine optimization there are 5 thing you can do on your own to make your website rise to the top.

• Have an awesome website name, relative to your preferred target market. This is very important!!!  Usually people focus on #3 and skip the most important step!!
• Update your website a lot.
• Have both an on-site and off-site strategy. Remember, on-site is what you do on your website (title tags,  tags, categories). Off-site consists mostly of things you do off  your website, IE getting quality back-links.
• Have a great landing page strategy. Your potential client needs to “do something” when they hit your website.  Is your phone number as big as Dallas?….Do you have an easy to understand form to generate the lead you wish to get?
• Be patient. Most organic SEO strategies take a year or longer.  Remember, getting your small business website to the top of Google is not easy.  If it were as easy as clicking a button once, everybody would be on the first page.

The best way to look at SEO is this.  “SEO not an event, it’s a process.” It’s more like growing a garden than running a vacuum cleaner.   There is no “Get Page One Button NOW“–don’t let any SEO-guru try to tell you differently.

I know, because I’ve been doing mortgage SEO for over 10 years.  And I’ve made a ton of mistakes at first…but over-time, more than 90% of my mortgage business comes from Google search engines.

Mortgage SEO is the same….or any search engine optimization campaign for that matter.  For example, I do a TON of mortgage SEO (and I’m willing to help you with yours!) and I’ve learned traffic doesn’t mean you’ll make money.

So forget all the 1999-2005 SEO guru talk about “traffic, traffic, traffic!” talky talk.

A better goal…if I may…is to simply ask yourself “What traffic, specifically, converts to closed business for my business?”

Whether you’re a mortgage company and need mortgage SEO or if you’re a dentist and you need dentist SEO…SEO is SEO and knowing what keywords actually create $$ is the goal you and I should be aiming at.

And overtime, you’ll notice some keywords are basically worthless and other keywords are priceless.  This is the REAL reason why I don’t believe in costly PPC campaigns.  Because unless you can test something in the organic world, where you only spend $200-$500/month, why in the world would you spend a ton of $$ in the PPC unless you know your keyword will convert to closed business.

Below is an example of a ton of keywords I got today at www.mylendingplace.com.  But what keywords actually convert to closed loans?

Today’s SEO lesson is simply:   If I put a gun to your head and asked you another question-what are your top 5 keywords as they relate to closed business-would you even know?

I’ve been building websites and rebuilding them for nearly 10 years and one thing I’ve learned is how important our domains or URLs are. Simply put if you want local search engine traffic, if you want solid SEO, you need to consider adding websites that are regionally specific.   For example, if you’re a plumber in Orlando your website URL needs to have be something like:

www.YOURproductYourCity….

For example, I’m a Texas Mortgage company and for years I have gotten leads from  main website, www.mylendingplace.com.  But about 6 months ago I launched another mortgage website, this time with the words “Texas  & Mortgage.”

And it’s paying off! People will choose a local website with its local URL over a “higher-up” generic domain.  Seeing is believing!

This is a great example of long tail at work.

You see, if I were going for the term “SEO company” there would be a TON of competition and it might take me years to get on page one in Google; especially without an expensive pay per click campaign. However, what I’m really good at is Mortgage SEO or search engine optimization for mortgage companies…so that’s what I’m going for.  So instead of just trying to get on page one for “SEO company“, I’m going for “Mortgage SEO TIPs.”   My thinking is if I can get some traffic from other mortgage companies who are actively looking for mortgage SEO help, then perhaps they’d like to use my mortgage SEO services.

Notice I’m have the top 3 positions for this keyword phrase.  NOT TOO SHABY!!!

Mortgage SEO TIP: Expand your target SEO keyword phrase and get on the first page of Google. It’s better to be on page 1 for some keyword phrases and get some business than try “succeed” with a very narrow keyword phrase and be on page 10.  I mean, would you even be reading this if you Googled ” Mortgage SEO” and found me on page 10?

Add adjectives, cities….and eventually you’ll be on page 1.

You just got to know what you’re doing….you just need to know the basics. The difficult part of Search Engine Optimization is getting over the “instant” mindset that so many people have when it comes to websites. Because most things with computers/websites are instant but SEO isn’t. 

SEO is more like planting a garden than it is like sending an email or updating your facebook.

SEO takes time.

Today I got an email titled “CRASH COURSE IN ORGANIC SEO” from some other SEO company.  This email is pretty good actually. It basically had all the principles that any SEO person already knows.     Make sure you select the right keywords.  Make sure your title tags, make sure you have good analytics….

But, truth be told, #4, is the huckleberry….Off Page SEO.   Off Page is also known as “off site” SEO…this is all the activity you do away from your actual website that helps your website gain credibility with the Google Search Engine bots.

For example, I do a lot of mortgage SEO. My main mortgage website is www.mylendingplace.com.  Most of the mortgage leads I get come today from this electronic garden I planted almost 10 years ago.  So I’ve been doing mortgage SEO for a long time!  And I pretty much failed my way to success. 

However, MOST of my time is spent “off site” from www.mylendingplace.com.   For example, I just built www.westtexasmortage.com.  

I did this for 3 reasons. 

#1. The new site have great keywords like “texas mortgage” (my primary keywords). 

#2, It’s  geographic specific, so as I build sub-pages, I can focus on smaller markets for keywords like:  “Lubbock Mortgage”, “Amarillo Refinance Rates.” Eg. Westtexasmortgage.com/Lubbock.  And when I do, notice how the URL becomes keyword rich for “Lubbock Texas Mortgage”.  

Imagine linking to your website from that page…what are the chances you’ll start to rank well for “lubbock texas mortgage?”  Pretty good, right! Because the quality/place of the links TO your site dictate the keywords your website is found for.  Read that last sentence again.

So if you want to rank well for “EL PASO MORTGAGE” you probably need to link from a site that’s SEO’d for “EL PASO MORTGAGE.”    So, not only will www.westtexasmortgage.com bring leads in from West Texas but it helps solidify www.mylendingplace.com ‘s overall ranking for all things “Texas Mortgage Refinance.”

And finally, # 3, as I have already mentioned, having www.westtexasmortgage.com gives me yet another site to link back to my main site www.mylendingplace.com with anchor text and images links.

Simply put, there isn’t a “crash course in SEO”-there’s simply building quality websites, Content is King, that have good content and good links.   The more quality links your site has (from other websites) the better you’ll do in the SEO space.

Let’s start with this simple question:  What are your website’s top 3-4 keywords?  Do you even know? Sure you want to be on page one on Google…but for What keyword phrase?!?  This simple step is the center-piece of everything you do in the mortgage seo world.   It’s your target.  Remember, we can’t hit a target we can’t see.

And because those words are my most desired keywords almost every blog I blog about starts with “Texas Mortgage: …….”  Or Texas Refinance: …….”

THE KEY TO ANY ORGANIC SEO CAMPAIGN IS TO KNOW YOUR TOP 3-4 WORDS AND THEN BUILD YOUR SITE AROUND THOSE KEYWORDS AND BLOG BLOG BLOG AROUND THOSE KEYWORDS.  If fact, I’d go a step further and say you might want to scrap your current website if it doesn’t have the keywords in them.
