Now that it’s summer my kids and I are thinking of taking a summer vacation.   Our goals were pretty simple:  We wanted to go someplace where there’s a beach and the ocean.   My kids are small so I really didn’t want spend a ton of money getting TO someplace and then waste a lot of money once we are there. I like my summer vacations like I like my mortgage websites:  Simple.  Relaxing.

Mortgage SEO is similar to planning a summer vacation.

Every SEO campaign has 2 parts: There’s the getting “TO” part and then there’s the “ONCE we are there” part.   The second part is really framed around the question “what does the customer do within 5 seconds of landing on this website.”

You see, customers must get TO your website.  80% of search engine optimization is getting new people TO your website. This is the hard part– but it’s not the only part.  Because if you don’t have a “ONCE they are there” strategy you’re not likely to be successful.  So the “build it and they will come” SEO strategy is only half true.  Your traffic must do something once they land on your website. 

Good websites perform a task. They don’t just look pretty.

Because if the potential client doesn’t DO something once they land on your website-unless they make a phone call, complete a lead, click something, email you…you really don’t have SEO…you just have traffic.   And traffic doesn’t mean $$.  Only close transactions mean $$.

These are the questions I’m going to ask should you call me:

1)    What does a client DO once they hit your website?  Or more specifically, what does a potential customer do ONCE they land on your website?

2)   How Simple and clean is your website?

3)   What is your website’s main goal? Gaining leads?

For example, If your website really succeeded, what would it do?  How would you qualify “success.”  Most of the time when people talk SEO, they are really saying “I want my website to bring me new business!”   The clearer your SEO goals the better.

How to make your website DO better, perform better:   Welcome to the world of building LANDING PAGES.

There’s a lot written on landing pages….just Google it and you’ll see there are millions of “gurus” who have figured out how to crack that nut.   And most of what they say is BS blah blah….   So let me make it simple: Build Landing pages for 12 years who have ADD.

If you have to choose between SIMPLE or REALLY SIMPLE go with REALLY, REALLY SIMPLE.   Let’s take a look at one of my mortgage websites.  (Remember, I do a TON of Mortgage SEO so a lot of my examples are mortgage related.)

Let’s check out  www.coffeemortgage.com..it’s one of my newest Texas Mortgage Websites.  I own a lot of mortgage websites!

I chose this website because it contains the word “mortgage” in the URL.

Remember, short keyword-rich URLs are better than long, generic URLs.   And since I love coffee, I thought-hey I’m going to launch Coffeemortgage.com!

So I did.

Notice how the index page is literally just one giant picture with a LEAD Field, and a phone number…. It also has a mortgage closing costs PDF because the two main questions people ask me are: “What’s your mortgage rate?” and “What are your closing costs?”

Think about it…when people Google “Texas Mortgage Rates“…what are they looking for?  What questions are they after?

Most of the time people want the following from a Mortgage Website:
1)    They want to know the going mortgage rate.
2)    They want to know the closing costs.
3)    And they want to be able to call a human being.

Notice, my entire website is built around addressing these 3 needs.    Simple, Simple, Simple.

Now lets’ take a look at YOUR website….

HOMEWORK:
1)    What are the main questions people want to know from you-when they call?   Are these needs addressed “bigger than Dallas” on the FRONT of your website?  The more you address your customer’s top 3 needs the better your website will perform.

This is exactly why I suggest people re-do their websites.  Of course, this hurts people’s feelings…because everybody thinks their website (and SEO strategy) works.  But if your website was really working would you be reading this?

2)    Is your phone number easy to see?  It’s Amazing how many websites lack a simple phone number.

HINT:  The BEST SEO is a website that gets a customer to CALL YOU.  So is your phone number bigger than Dallas?

3)    Is your website simple and clean or messy and hard to navigate?

Remember, most people LAND on a website for less than ten seconds…so if your site isn’t simple and clean, easy to navigate, you’re losing business.

SEO, Keep it simple and clean.  SEO is not an event, it’s a process.

***Remember, most people will stay on a website for less than 10 seconds.  At the very least, put your phone number in a highly visible place so people will call you.
